世邦魏理仕公司(CBRE)1月9日在河内举行了题为“住宅与商业地产市场的亮点”的《2024市场前景展望》发布活动。 附图 《2024市场前景展望》提供2023年下半年房地产市场的概述,并提出2024年前几个月的预测。 世邦魏理仕越南住房营销部总监武黄俊杰表示,2023年是自COVID-19大流行以来最困难的时期。然而,房地产市场和房地产企业得到了越南政府和有关各部委的许多政策支持。 其中,国家银行不断降低利率,国会于2023年第四季度末通过了《住房法》、《房地产经营法》等两部法律,并预计将通过《土地法》。 这些因素有助于巩固投资者的信心,助力房地产市场走出困境。 黄俊杰先生分析称,2023年最积极的一点是政策支持在今年最后一个季度发挥了作用,因此我们可以期待2024年房地产市场会更有改善。 胡志明市证券股份公司首席经济学家范龙表示,越南人更愿意选择房地产作为资产保值的主要渠道。目前,在政策环境有利的背景下,利率已下调但整体经济复苏速度不快。因此,房地产市场也会随着人们收入的增长速度而缓慢转变。 世邦魏理仕的专家表示,2023年尽管呈现亮点,但市场面临诸多挑战,特别是河内和胡志明市这两个关键市场的供应量处于10年来的最低水平。 不过,与上半年相比,2023年的最后几个月有了更明显的改善。 其中,河内今年最后两个季度的供应量比前两个季度增加了60%以上。在胡志明市,2023年最后两个季度的供应量与前两个季度相比增加约11%。(完) 来源: 越通社
